Tuckpointing in San Jose, CA - sound mortar joints that suit older brick

Crumbling, recessed or cracked mortar between your bricks? We clear out the worn joints and repoint them with mortar matched to your wall.

When do brick mortar joints need tuckpointing?

Tuckpointing, which most masons also call repointing, means raking the worn mortar out from between your bricks and packing in new mortar while the bricks stay where they are. In San Jose, it's how we put a sound face back on an older brick wall or chimney without rebuilding it.

Most calls start the same way. Someone runs a finger along a joint and sand comes off, or they notice the mortar sitting back from the brick face. The price moves with how much wall needs work, how deep the joints have worn, how thin they are and how hard the wall is to reach, since a chimney or a second story needs ladders or staging. Matching an old mortar's color and texture takes time too. The schedule turns on the size of the wall and on whether a chimney or a listed historic home brings the city into it. When I come out, I measure the wall, take photos and write up what I found and what we'd do, so you have your own numbers to look at.

How we handle tuckpointing, step by step

I start by looking for why the joints failed, because new mortar won't hold up if water is still running down the wall from a broken gutter or a cracked cap. Before we commit to a whole wall, we point a small section in a spot you don't see much, so you can judge the color, the joint and our work. Then our masons rake out the worn mortar, and where the joints are thin we clear them slowly so the brick edges stay whole. We clean out the dust, pack the new mortar in layers so it fills the joint all the way back, and shape the face of each joint to match the old ones. Last, we brush the brick clean and haul the debris away.

Repointing often turns up other work. When a brick is cracked through or its face has flaked off, we replace it as part of brick repair so the new joints have sound brick on both sides. We also lay driveway pavers, and some owners have us look at a worn drive on the same visit.

  • Spot repointing

This suits a wall where the damage sits in a few places, such as under a downspout or along the top courses. We repoint those joints and match the mortar to the rest, so the repair doesn't stand out once it cures.

  • Full wall repointing

This suits a wall where most joints are crumbling or recessed, because patching one area at a time leaves the rest to keep failing. It gives the whole face one even mortar and one joint shape.

  • Decorative tuckpointing

The name also covers an older finish, a flush joint colored to match the brick with a thin line of contrasting mortar that makes the joints look very fine. If that's what you have or want, tell me at the estimate, because it's a different job from plain joint repair.

Tuckpointing permits and older brick in San Jose

The city's Permit Center issues building permits here, and its list of work that needs one names wall alterations and structural changes, not tuckpointing. So the list doesn't settle whether repointing your wall needs a permit, and the Permit Center is the place to ask. Structural chimney repair or relining does need one, which I cover in the questions below. Older homes add one more step. Work on a City Landmark or inside a City Landmark District needs a Historic Preservation permit, though ordinary maintenance or in-kind repair, which swaps worn parts for matching ones and leaves the outside looking the same, doesn't. When a job needs a permit, we check with the city's permit office first, apply for it as the licensed contractor and meet the inspector on site.

We're based in San Jose and work across the city and the cities around it. Most tuckpointing calls come from owners of older brick homes with worn joints on a chimney, a front wall or a garden wall, and we see the same kind of older brick on jobs in Santa Clara and Campbell. On those houses I look closely at the original mortar before we mix anything, because a mortar too hard for old brick trades one problem for another.

Why call us for tuckpointing

  • I measure and check your wall

I come out to look at the job myself and take the measurements, and our own masons do the work while I check it as it goes up. The person who priced your wall is the one watching the joints go in.

  • Masonry work since 2013

We've been in business since 2013, and careful work on older brick, from worn joints to tired chimneys, is what we're best known for. Repointing is slower, finer work than laying new brick, so it pays to hire a crew that does a lot of it.

  • Licensed and fully insured masons

We're licensed and fully insured. That matters on tuckpointing, where much of the work happens on ladders and staging set against your house and chimney.

  • Historic listings checked up front

Before we quote a wall on an older San Jose home, I ask whether it's a City Landmark or on the city's historic inventory, so any review is planned in from the start. That keeps a job from stalling with the joints already raked out.

On this job, the mortar matters more than anything else, so I'd rather settle it before we start. Tell us about your wall or call (669) 234-3391, and I'll come take a look.

Tuckpointing questions from San Jose homeowners

How do I know if the mortar on my brick house needs repointing?

Your joints need repointing when the mortar has worn back more than 1/4 inch from the brick face, crumbles when you touch it, has gaps, or shows hairline cracks or cracks running along the brick. Any one of those is reason enough to have it looked at. Close-up photos of the worst spots help me plan the visit.

What mortar is right for an old brick wall?

New mortar should be about as strong as the old mortar or weaker. A stronger mortar pushes the load onto the thin new strip, and that stress can make the brick face spall, which means flake or break off. On historic brick, lime mortar is often a good fit because it's soft, porous and changes little in size as temperatures shift. Ask any mason which mortar they plan to use.

How long do new mortar joints last on a brick house?

Mortar joints typically last more than 25 years, while the brick itself may well last more than 100. That's why the joints wear out first, and repointing renews the weaker part of a wall whose bricks still have plenty of life left.

Does chimney repair in San Jose need a city permit?

Yes, structural chimney repair or relining needs a building permit from the city's Permit Center. For a house, it usually goes through a simpler path that needs no plans, and qualifying properties may get the permit during a quick visit. Homes on the city's historic inventory get a planning clearance first, and townhouses and other multifamily buildings go through standard plan review.

How much does tuckpointing cost for a brick house in San Jose?

The cost comes down to how much wall needs repointing, how deep the old mortar has worn, how thin the joints are and how hard the wall is to reach. A few patches near the ground cost less than a full chimney, and cracked bricks that need replacing add to it. I measure and photograph the wall at the estimate, and the write-up shows what we'd do.

How do I choose a mason for tuckpointing an older brick home?

Ask to see repointing jobs they've done, because an excellent bricklayer isn't always skilled at repointing. Ask which mortar they'd use and why. A small sample section is the surest test, which is why we start with one, as described above.
